Why businesses stay

Most landlords rent you a unit. We help you grow a business.

Start in the space that suits you today. When you need more, we’ll redesign, extend or build, so you can expand without changing address, losing your people or starting again somewhere new.

Start the conversation
  1. Tell us what you need

A straightforward conversation with Tim about size, budget, timing and how your business works day to day.

  2. We find or design it

An existing unit, a refit or a bespoke building drawn up around your operation. You choose what fits.

  3. Move in and get on

Well-kept premises and grounds, looked after by our own skilled team, with the owners on hand whenever you need them.

  4. Grow without moving

When you need more room, we’ll extend, reconfigure or build new, right here on the park.

That’s why most of our tenants stay for the life of their business.

The park

A business park that’s also a nature reserve.

We’ve set part of the park aside for nature, free for every tenant and their team. Take a call by the ponds, eat lunch at the picnic benches or clear your head on the water-meadow walk. We’ve always believed a pleasant place to work makes for a happier team.

Our story

A family business, not a faceless fund.

Woolpit Business Parks is owned and run by three generations of the Baker family. We’re local, we’re easy to reach, and we look after the park ourselves, with a skilled and loyal team who keep it in great shape.

Our tenants range from small local firms to national and international names. As they grow, we redesign and extend their space, so the relationship lasts as long as the business does.

What size units do you have?

Everything from compact offices to large detached warehouses and bespoke headquarters buildings. Availability changes regularly, so tell us what you need and we’ll show you current and upcoming options.

Can you design and build something bespoke?

Yes. Design and build is one of the things we do best. We’ll work with you on premises designed around your operation, here on the park.

What happens if we outgrow our unit?

Talk to us early. Wherever we can, we’ll extend, reconfigure or move you into larger space on the park, so you can grow without relocating.

How close is the A14?

About 200 metres. The park is in Woolpit, halfway between Bury St Edmunds and Stowmarket, with Ipswich around 25 minutes away and the Port of Felixstowe around 40.

Is there parking on site?

Yes. There’s on-site parking across the park for staff and visitors. Allocations vary by unit, so ask us about the space you’re interested in.

Who manages the park?

We do. The Baker family own and manage the park directly, with our own maintenance team keeping the buildings and grounds in great shape.

Do you buy commercial property?

Yes. We’re always interested in sale and leaseback opportunities, where we buy your premises and lease them back to you. Get in touch in confidence.

How do I arrange a viewing?

Call Tim on 01359 240275 or send an enquiry, and we’ll arrange a time that suits you.
