Fixed rate ending, debts to clear or plans for your home? We compare first and second charge deals from across the market and show you every sensible option, even if your bank has said no.
Remortgage or homeowner loan? We’ll tell you straight.
We arrange both, so our advice is never steered towards one. Here’s the difference in plain English.
Your new mortgage
First charge
Remortgage
Replace your current mortgage with a new deal, borrowing more if you need to.
Worth comparing if
your fixed rate is ending or you’re on a standard variable rate
you’d like everything in one monthly payment
you want the security of a new fixed rate
Your current mortgageHomeowner loan
Second charge
Homeowner loan
Keep your current mortgage and take a separate loan secured on your home.
Worth comparing if
leaving your current deal now would mean an early repayment charge
you want to keep a low rate you already have
a full remortgage is harder because of your credit history or circumstances
Both are secured on your home. Sometimes a further advance from your current lender, or an unsecured loan, could suit you better. We don’t arrange those, but we’ll always tell you if they’re worth a look.
It’s in our name, and it’s how we’ve worked since 2010. Whoever you are and whatever your credit history, you’ll get a fair hearing, honest advice and fees explained before anything happens.
We’re a friendly team based in Whiteley, Hampshire, and we see every application through from first call to completion.

01
A fair hearing
We look at your whole situation, not just a credit score. A low score or a no from your bank doesn’t end the conversation.
02
A fair choice
We’re not tied to any lender, estate agent or bank, and we compare first and second charge deals from across the market.
03
Fair fees
No upfront fees. Your adviser explains any fee and confirms it before you decide to go ahead.
04
Fair warning
If borrowing more isn’t right for you, we’ll say so. Your home matters too much for anything less.
How it works
From first call to completion, we do the legwork.

Can I remortgage with bad credit?
Often, yes. We work with lenders who consider people with a less-than-perfect credit history, including missed payments, defaults and CCJs. Your options depend on how recent and how serious the problems were, and we’ll be honest with you about what’s realistic.
Can you help if I’m in a debt management plan?
Being in a debt management plan doesn’t automatically rule you out. Some lenders will consider it, depending on how the plan has been run and your wider circumstances. Talk to us and we’ll tell you straight whether it’s worth applying.
What’s the difference between a remortgage and a homeowner loan?
A remortgage replaces your current mortgage with a new one, often with the option to borrow more. A homeowner loan, also called a second charge mortgage or secured loan, sits alongside your existing mortgage. Both are secured on your home. We arrange both, so we can recommend whichever suits you.
Should I consolidate my debts into my mortgage?
It can lower what you pay each month, but spreading debts over a longer term can mean paying more in total, and those debts become secured on your home. Think carefully before securing other debts against your home. Your adviser will set out the costs clearly so you can decide.
When should I start looking if my fixed rate is ending?
Around six months before it ends. Many lenders let you secure a new rate that far ahead, so you can avoid moving onto your lender’s standard variable rate when your deal finishes.
Do you charge a fee?
We don’t charge any upfront fees. For a remortgage, our typical broker fee is £995 (up to £1,995 for more complex cases), plus a £595 legal administration fee. For a homeowner loan, it’s up to 10% of the amount you borrow. Your adviser will confirm the exact cost before you go ahead, and we may also receive commission from the lender. Our Initial Disclosure Document has the full details.
Are you tied to any lender?
No. We’re not tied to any lender, estate agent or bank. We offer a comprehensive range of first and second charge mortgages and loans from across the market, but not deals you can only get by going direct to a lender.
Can I add or remove someone from my mortgage?
Usually, yes. Your lender has to agree to the change and will want to know the mortgage is still affordable. Sometimes a remortgage is the simplest way to do it. We’ll explain your options and deal with the lender for you.
I have an interest-only mortgage. Can you help?
Yes. Whether your term is ending soon or you simply want a plan, we’ll look at your options, which can include moving some or all of it onto repayment or finding a new interest-only deal.
What happens after my mortgage completes?
We don’t disappear. Before your new deal ends, we’ll get in touch to review your mortgage, so you stay on the most suitable deal for your needs.
Will the free check affect my credit score?
No. The free check is a guide that works out your figures in your browser. It doesn’t involve a credit search. Lenders carry out their own credit checks if you decide to apply.
