Spray Foam Removal
Spray Foam in Your Loft Holding Up a Sale?
You are not alone. Around 250,000 UK homes have spray foam insulation1 (source), and many lenders and surveyors now want it out, and the timbers checked, before they will lend. We remove it without taking your roof apart, dispose of it safely, and can re-insulate the loft with an approved product.
Know Your Foam
Press it with your thumb. What happens?
You probably have open-cell foam
- Soft, light and airy
- Usually around 100mm thick
- Tears by hand
- How It Comes Out
- Cut and lifted out by hand with specialist tools
- Typical Time
- As little as one day
You probably have closed-cell foam
- Rigid and dense
- Thinner layers, from about 25mm
- Won’t tear by hand
- How It Comes Out
- Dry-ice blasting cracks it away in large pieces, with no chiselling and scraping
- Typical Time
- Usually a few days
Send us a photo and we will tell you
A clear photo of the foam between two rafters is usually enough. Or book a free survey and we will check it in person.

Where Spray Foam Earns Its Keep
On steel frames, metal roofs, concrete soffits and container walls, spray foam does what boards and rolls can’t. It sprays straight onto the structure with no fixings or adhesive, seals the gaps for a near-airtight finish and, as closed-cell, adds rigidity.
Barns and Farm Buildings
Steadier temperatures for stock, feed and machinery.
Warehouses and Factories
Better storage and working conditions, and less machinery noise.
Steel and Metal Buildings
Closed-cell foam forms a moisture barrier straight onto the steel.
Shipping Containers
Protects goods in transit without eating into the space inside.
Boats and Ships
Thermal and sound insulation that follows every curve.
Car Parks and Concrete Soffits
Sprayed straight onto the concrete, with no fixings needed.
Schools and Hospitals
Part of dozens of school and hospital projects.
Workshops and Garages
Adds strength to the structure it is sprayed onto.

FAQs
Straight Answers to Common Questions
Can’t see yours? Call 0203 411 5188 or email info@sprayfoam.co.uk.
Will Spray Foam Stop Me Getting a Mortgage?
It can. Many lenders and surveyors are wary of spray foam in roofs because it can hide the condition of the timbers underneath, and some ask for it to be removed and the roof checked before they will lend. If you are selling or remortgaging, speak to your lender or broker early and book a survey so you know exactly what removal involves.
How Do I Know if I Have Open-Cell or Closed-Cell Foam?
Press it with your thumb. Open-cell foam is soft and light, usually around 100mm thick, and can be torn by hand. Closed-cell foam is rigid and dense, is applied in thinner layers from about 25mm, and won’t tear. If you can’t tell, send us a photo or book a free survey.
How Long Does Spray Foam Removal Take?
Open-cell foam can come out in as little as one day. Closed-cell foam, which we remove with dry-ice blasting, usually takes a few days. We confirm the timescale for your property at the survey.
What Is Dry-Ice Blasting?
Pellets of dry ice are blasted at high pressure onto the foam. The sudden cold makes closed-cell foam crack and come away in large pieces, so there is far less chiselling and scraping. The machine is small and runs from your mains power.
Can You Re-Insulate After Removing Spray Foam?
Yes. We can quote for removal on its own, or for removal and re-insulation with an approved product together, so your loft isn’t left cold.
Do You Still Install Spray Foam?
Yes. We install open-cell and closed-cell spray foam in commercial, agricultural and industrial buildings, boats and containers, and in homes where it is the right choice. For homes, we explain how lenders currently view spray foam and show you the alternatives before you decide.
What Does a Survey Cost?
Nothing. Surveys are free and there is no obligation.
Is There Funding for Insulation?
ECO4 funding is open to eligible households until 31 December 2026. The Great British Insulation Scheme closed in March 2026. Ask us and we will check whether you qualify.
Which Areas Do You Cover?
We have offices in Harold Wood in Essex, Margate in Kent and central Manchester, and we carry out surveys and projects across the UK.
What Warranty Do You Give?
Our spray foam and cavity wall installations come with a 25-year warranty. Ask us for the full terms with your quote.
