One package, every layer

A floor is only as good as what’s underneath it. So we do the lot.

Flooring is one of the last trades on site, so it soaks up everyone else’s delays. Give us the whole package and there are no gaps between trades for the programme to slip into: one subcontractor, one programme and one point of responsibility for the finished floor.

  • Below the finish

    Subfloor preparation

Diamond grinding, shot blasting and uplift of old finishes, with crack and joint repairs, so every finish starts on a sound, clean base.

  • Below the finish

    Screeds and membranes

Pumped and traditional screeds, surface damp-proof membranes and latex smoothing compounds, so a wet slab doesn’t hold up the programme.

  • Below the finish

    Raised access floors

Steel-encapsulated, bare-faced and edge-banded panel systems to PSA grades, with the finishes laid on top by the same team.

  • The finish

    Safety and resilient flooring

Safety vinyl, sheet vinyl, LVT, linoleum and rubber, heat-welded and coved for clean, wet and clinical areas.

  • The finish

    Carpet and entrance matting

Carpet tiles, broadloom and custom carpets, plus entrance matting that keeps dirt and water off the floors behind it.

  • The finish

    Timber and sports floors

Engineered and solid timber, parquet, sprung sports floors and line marking for halls, studios and receptions.

  • The finish

    Resin floor coatings

Epoxy and polyurethane coatings and anti-slip resin for plant rooms, kitchens and back-of-house areas.

  • Up the walls

    Hygienic wall cladding

Altro Whiterock and BioClad wall cladding with coved skirting, for kitchens, washrooms and clinical rooms that have to stay clean.

The awkward jobs

Where flooring packages go wrong, and how we keep them on track.

  • The layer: screed and DPM

    23,000 m²

Wet screed on a 36-week programme

At Bishopsgate student accommodation in Coventry, the screed held too much moisture to take the finishes. We applied a surface DPM and smoothing compound across all 23,000 m² of phase one, then laid the finishes over 36 weeks for Vinci.

    Bishopsgate, Coventry, for Vinci

  • The layer: slab preparation

    9,000 m²

Slabs too polished for a membrane

At Katherine Warington School in Harpenden, the concrete was too dense and polished for a damp-proof membrane to bond. We prepared it mechanically first, then laid safety vinyl, carpet tiles, matting and a sprung timber sports floor for Kier.

Winner, Flooring in Education, CFJ Awards 2021

  • The layer: raised access

    3 weeks

Raised access on a fast-track programme

Our access flooring team installed 3,000 m² of steel-encapsulated, PSA-grade raised access floor across the open-plan offices at Prologis Park, Birmingham, in under three weeks.

    Prologis Park, Birmingham, for Benniman

  • The layer: finishes, overnight

    Overnight

Shops and banks that can’t close

We’ve refitted Barclays branches and 24-hour Tesco stores overnight: protecting stock and equipment, vetting every operative and finishing each night’s work to programme so trading carried on next morning.

Retail programmes across England and Wales

Sustainability and social value

Less waste, and the figures to prove it.

We recycle through the Recofloor, Proplex, F. Ball and Forbo Back to the Floor schemes, we can specify adhesive-free systems such as magnetic-tab carpet tiles and loose-lay LVT, and we measure what we divert.

In 2019 we joined Willmott Dixon’s community challenge to refit a training space for Guide Dogs at Leamington Spa, free of charge, with materials donated by Bostik, Tarkett and Heckmondwike.

  • 86 m³of material diverted by closed-loop recycling on one job, at Colchester Hospital
  • Bronzefor vinyl waste collection at the Recofloor Awards 2025
  • 5electric vehicle charge points across our two offices
  • FITAreceives our usable offcuts to train new floorlayers

Good to know

Questions package managers ask us.

Something else? Call 01455 284 433 or email info@westcotesflooring.co.uk.

What size of flooring package do you take on?

Anything from a single room to a multi-phase package. Our largest published package covered 23,000 m² over 36 weeks on phase one of Bishopsgate in Coventry, for Vinci, and many of our school, hospital and office packages run to several thousand square metres.

Do you only work for main contractors?

Most of our work comes through main contractors, but we also work directly for schools, hospitals, local authorities and businesses, including out-of-hours work in occupied buildings.

Can you deal with damp screeds and poor slabs?

Yes. Preparation is part of our package, not a separate trade. We prepare slabs by grinding or shot blasting, apply surface DPMs where a screed is too wet to wait for, and lay smoothing compounds so the finish goes down on a sound, level base.

Do you install raised access floors as well as finishes?

Yes. We install steel-encapsulated, bare-faced and edge-banded raised access systems to PSA grades and lay the finishes on top, so an office or fit-out gets one flooring contractor instead of two.

Which areas do you cover?

We work from two offices, in Broughton Astley, Leicestershire, and Laindon, Essex. Most of our work is across the Midlands, London, the South East and the East of England, and we travel further for programmes and roll-outs.

What do you need to price a tender?

Drawings, a finishes schedule or specification, the programme and your return date. Upload them with the form on this page, or send a link to the tender portal or file share and we’ll take it from there.

How do you handle flooring waste?

We recycle through the Recofloor, Proplex, F. Ball and Forbo Back to the Floor schemes, and we give usable offcuts to the Flooring Industry Training Association (FITA) for training. On one job alone, at Colchester Hospital, closed-loop recycling diverted 86 m³ of material.

Can we buy flooring from you without fitting?

Yes, through our online shop, UK Flooring Supplies Online (opens in a new tab), which supplies carpet tiles, LVT, vinyl, matting and installation materials.

Send us your tender

Tell us about the job. We’ll price every layer.

Attach drawings, a specification or a finishes schedule, or paste a link to the tender portal. If you only need our pre-qualification documents, choose that option and we’ll send them over.

  • Preparation, screeds and finishes priced together, so nothing falls between trades
  • Value engineering options from our estimating team when the budget is tight
  • Help from specification through to completion and aftercare
