How does Part Exchange work?

We may buy your current home as part payment for your new one, subject to a valuation and eligibility. It can save estate agent fees and speed up your move. At Maltings Manor, part exchange is arranged through our selling agents, Harris + Wood.

What is Assisted Sale?

We work with local estate agents to market and sell your current home, and we cover the estate agency fees. Terms apply, so ask us for the details.

What is the 5% gifted deposit?

Selected plots come with a 5% gifted deposit incentive for eligible buyers, and developer deposit contributions are accepted on eligible purchases. Ask us which plots qualify, and our mortgage partners can explain which lenders and products suit you. Your home may be repossessed if you do not keep up repayments on your mortgage.

Do first-time buyers pay stamp duty?

First-time buyers in England pay no stamp duty on the first £300,000 of a home costing up to £500,000, and 5% on the part from £300,001 to £500,000. Above £500,000 the relief does not apply. Check your own situation on GOV.UK (opens in a new tab).

Can I choose my finishes?

Yes, if you reserve early. Depending on the build stage, you can choose upgrades such as Shaker kitchens, quartz worktops, extra tiling, oak veneered doors and flooring.

Can I visit the show home?

Yes. The show home at Maltings Manor in West Bergholt is open for visits by appointment. Pick a day online or call us on 07512 898207, and we’ll confirm your visit.

Can I buy at Kiln Crescent or Wisteria Way?

Homes there are not available to view at the moment. Register your interest and we’ll contact you first if any are released.

What happens if something needs fixing after I move in?

Email customercare@northessexhomes.co.uk. We acknowledge any concern within 5 working days and send a full response within 20 working days. If you are still not happy, a director reviews it.

Where do you build?

Mostly across North Essex. We’re selling now at Maltings Manor in West Bergholt, near Colchester, and we’ve built at Parkeston, Dovercourt, Ramsey, Little Oakley, Weeley and Weeley Heath. We have also built at Great Wakering in south Essex and Nedging Tye in Suffolk.

Do you work with landowners?
