Suffolk Park, Bury St Edmunds
They called it no man’s land.
“In 2016, when we first became involved at Suffolk Park, we talked to the institutions about investing in the park and the question was always: where is Bury St Edmunds, isn’t that east of Cambridge, that’s no man’s land.”
Nic Rumsey, founder and managing director

Taylor Wimpey appoints Jaynic to promote and develop 114 acres of farmland on the edge of Bury St Edmunds. The institutions aren’t interested. Jaynic backs it anyway.

Planning for 2m sq ft
Outline planning permission arrives in April 2017, under a year after Jaynic’s appointment. Treatt agrees to buy the first ten acres for its new global headquarters before consent is even granted.

He who dares
Jaynic puts in the roads and services and builds 353,000 sq ft on spec: the first speculative warehouses in Bury St Edmunds for 20 years. One is let to NHS Supply Chain, the other sold to M H Star.

Three quarters gone in three years
Treatt opens its 112,000 sq ft global HQ, delivered through the pandemic, and Weerts commits to 870,000 sq ft, the biggest warehouse ever built in West Suffolk. Around 1.5m sq ft is transacted within three years of consent.

Three more warehouses
Phase three adds three warehouses, one pre-let to Evri and two built on spec. One of them, SP160, is let to Greene King and still owned by Jaynic.

One plot left
More than 1,000 people now work at Suffolk Park, for businesses including Greene King, Skechers, Treatt, Evri, Sealey and NHS Supply Chain, and Greene King is building a new brewery next to its warehouse. One 5.32-acre plot remains.
1.8m sq ft transacted
“We’ve had a very fruitful partnership with Jaynic at Suffolk Park. Outline planning permission was secured by Jaynic less than 3 years ago, since when transactions have been secured for around 1.5m sq ft of business space, representing around 75% of the Park.”
“The market thought we were crazy to carry out the first speculative development in Bury St Edmunds for 20 years! He who dares…”
