Why the UK regions

Where the country makes, moves and lives.

We focus on under-managed and mispriced property outside central London, in places where constrained supply meets rising demand. More than half of our investments are sourced off-market, and we add value through planning, development and hands-on asset management.

  • 24%

of UK industrial investment came from private capital in the first half of 2026, the highest share on record.

Now raising: Growth Fund VI

People. Power. Ports.

Our largest fund yet invests in regional industrial and logistics space for the Fourth Industrial Revolution. AI, automation and low-carbon manufacturing need modern, flexible and sustainable buildings, and they need them where three things meet.

  • People

A skilled workforce within reach, and the customers it serves.

  • Power

Enough grid capacity for automated, electrified operations and on-site renewables.

  • Ports

Connections to ports and the national road network for goods in and out.

FAQs

Questions investors ask.

Can’t see yours? Call us on 01604 369100.

Who can invest with Barwood?

Our investments are only for professional investors and for individuals who qualify under FCA rules as certified high-net-worth, certified sophisticated or self-certified sophisticated investors, or as elective professional clients. You’ll complete a full classification with us before investing.

What is the minimum investment?

The Residential Investment Platform starts at £100,000. Commercial investments start at £200,000, for example through the high-net-worth feeder for the Urban Industrial Income LP. Growth Fund VI minimums are confirmed on request.

How long is my money committed?

Each vehicle has a defined term: around three years for each residential package and six years for Growth Fund VI. There is no market to sell your stake early, so only invest money you won’t need during the term.

Does Barwood invest its own money?

Yes. Barwood is 100% owner-managed and invests in every vehicle it runs, so we win when our investors do.

How will I hear how my investment is doing?

You’ll receive quarterly financial statements and a detailed investor report twice a year, and we hold webinars on each fund. You can also speak directly to the people managing your money.

Is Barwood regulated?

Barwood Capital Limited is authorised and regulated by the Financial Conduct Authority, firm reference number 517641. The funds themselves are unregulated collective investment schemes, which is why they’re restricted to qualifying investors.

Can I invest through a SIPP or SSAS?

Some investors hold Barwood investments through a self-invested pension. Ask our team which current vehicles can accept pension money, and speak to your pension provider and adviser.

I’m a housebuilder. How does your funding work?

Through the Barwood New Home Partnership we provide 100% of the equity for sites with planning for three to 20 homes outside central London, through a joint venture or profit share, and we can help arrange senior debt.

Investor type

Estimated reading time: 2 minutes

Risk summary.

Due to the potential for losses, the Financial Conduct Authority (FCA) considers this investment to be high risk.

  1. You could lose all the money you invest

If the properties, developments or businesses behind your investment struggle, you may get back less than you put in, or nothing at all. Property values and rents can fall, and developments can run late or over budget.

  2. You are unlikely to be protected if something goes wrong

Protection from the Financial Services Compensation Scheme (FSCS), in relation to claims against failed regulated firms, does not cover poor investment performance. Try the FSCS investment protection checker. Protection from the Financial Ombudsman Service (FOS) does not cover poor investment performance. If you have a complaint against an FCA-regulated firm, FOS may be able to consider it.

  3. You are unlikely to be able to cash in quickly

Our funds are closed-ended and run for several years. There is no market to sell your stake, so expect your money to be tied up for the full term.

  4. Don’t put all your eggs in one basket

Putting all your money into a single business or type of investment is risky. Spreading your money across different investments makes you less dependent on any one to do well. A good rule of thumb is not to invest more than 10% of your money in high-risk investments.

  5. The investment can be complex

Pooled property funds can use borrowing and layered structures. If you’re not sure you understand the risks, take advice from an authorised person who specialises in this type of investment.
