Lloyd’s property insurance brokerLet underwriters see the risk.
We fly your site, build a 3D model of every building and put the values, construction and documents into one link. Underwriters understand your property faster, so you can negotiate wider cover on better terms.

Why it matters
Most submissions are a spreadsheet and a pile of PDFs.
An underwriter weighing up your property usually gets a schedule of values, an old survey and satellite imagery that may be years out of date. When the picture is unclear, they price for the worst case.
A 3Di presentation shows the site as it stands today, with every building, value and document in one place. Drag the slider to compare the two.
“In a manner which would be reasonably clear and accessible to a prudent insurer.”
How it works
One link. Every angle. Every document.
For larger and more complex sites, we build a visual presentation that lets underwriters survey the risk without leaving their desk.
Fly
We fly a drone over the site and capture it from every angle, so the presentation shows the site as it is today.
Model
The footage becomes a 3D model that underwriters can turn and zoom, to study the site from any side.
Annotate
We pin each building with its name, declared value, size, occupancy and construction.
Share
Surveys, claims history and lease schedules sit behind the same link, so underwriters have what they need to quote.

Try it the way an underwriter would.

What it is for
A risk underwriters can see is easier to say yes to.
Terms where others declined
Complex and unusual risks get a fair hearing when underwriters can see exactly what they are being asked to insure.
Wider cover, lower excesses
An underwriter who understands a site can offer a wider range of perils and lower deductibles, not just a price.
Less back and forth
With every document behind one link, underwriters have what they need from their first look.
No surprises at claim time
We gather the material facts before cover starts, so the policy matches the building when you need it most.
11%
Rates are falling. Clarity helps you make the most of it.
UK property insurance rates fell 11% in the second quarter of 2026, according to Marsh. When insurers compete for good risks, they compete on breadth of cover and deductibles as well as price. The clearer your risk, the stronger your position.
What we insure
Property risks, conventional and complex.
Most of what we place is everyday property insurance, from a single building to a large portfolio. When a risk is complex, our presentations come into their own.
Portfolios and single buildings
Offices, retail, light industrial and mixed portfolios, placed with A-rated UK insurers or at Lloyd’s.
Residential blocks
Blocks of flats for freeholders, investors and managing agents, with wordings that work for landlords, tenants and lenders.
Vacant and unoccupied
Cover for buildings however long they have stood empty, with help meeting insurers’ inspection and security conditions.
Listed and non-standard
Older, listed and unusually built properties, presented so underwriters understand exactly how they are put together.
Development and contract works
From purchase through refurbishment or conversion to completion, with contract works cover alongside property owners cover.
Complex and hard to place
Awkward occupancies, difficult claims histories and risks other insurers have declined, taken to the Lloyd’s market.

- Loss of rent

What is a Lloyd’s broker?
A Lloyd’s broker is registered with Lloyd’s of London to place business directly with Lloyd’s syndicates. It means we can take your risk to specialist underwriters across the Lloyd’s market, as well as to UK insurers.
Do I need a Lloyd’s broker to insure my property?
Not always. Most buildings can be insured with UK insurers, and we place a lot of business through our facilities with A-rated UK insurers. Lloyd’s comes into its own for large, complex or unusual risks, or when standard insurers have declined.
What is a 3D risk presentation?
It is a single web link that shows underwriters your site: drone imagery, an interactive 3D model, the details of each building and the supporting documents. It replaces the usual spreadsheet and pile of PDFs with a clear picture of the risk.
Does every policy need a drone survey?
No. We use visual presentations where they help, usually for larger, complex or unusual sites. Straightforward risks can be quoted quickly through our insurer facilities.
Can you insure vacant or unoccupied buildings?
Yes. We arrange cover for buildings however long they have stood empty, and help you meet the inspection and security conditions insurers set for unoccupied property.
Who do you work with?
Property owners and investors, landlords, managing agents, lenders and developers, from a single building to large portfolios. If you are a broker, our wholesale team, Link2Market, can help with hard-to-place risks.
What happens if I need to claim?
We stay with you through the claim. Because the material facts about your buildings were gathered and shared before cover started, there should be no surprises about what the insurer was told.
Who regulates 3 Dimensional Insurance?
3 Dimensional Insurance Ltd is authorised and regulated by the Financial Conduct Authority, firm reference number 559245, and is a registered Lloyd’s broker.
Portfolio review
Let’s look at your buildings.
Tell us what you own or manage and when it renews. A partner will be in touch to talk it through, with no obligation.
- We talk through your buildings and your current cover.
- We advise whether a visual presentation would help at renewal.
- We approach insurers and Lloyd’s underwriters and present your options.
